Buying a new construction home can be exciting, especially in a development you really love. This is also a great step in deciding to build your own home. Whether you are looking to shop for something already in construction or are searching for the right Rochester area builder for you this is a great place to start. This is my obligatory “You still need a realtor.” You’re not saving yourself any money by not having one. The builder has already set aside money for a buyer’s agents fee in their marketing budget and they aren’t going to sell you the house for less as that would affect their future sales. This will show you how it works.

Here are some great questions to ask:

What is the Average Upgrade Cost? Remember the model home you see is packed with upgrades. If you fall in love with it, be sure you understand what the most common upgrades will cost you and what the most common upgrades are. Many of my clients have found it significantly less expensive to pay for specific upgrades after the purchase.

Does the builder offer you any incentives? Among the many incentives out there you could get a percentage of the purchase price back at closing by using specific lenders. They may not mention this, but to it’s best to know when to ask. We’re talking thousands of dollars here.

What about location? Is your development in the initial phase or late phase for your area? The answer determines whether you’ll be living amid construction noises for the next few years. Some clients say they enjoy seeing the new homes spring up over time. Also are you planning on a corner lot or being near a park? Some lots incur a lot premium.

There are many more important questions to ask with a clear and open eye. Can you have a third-party inspection? How much money will I need out of pocket at which points? What can you expect for design and quality? I’ve seen how easy it can be to get swept up in the excitement and it is exciting!

Having a solid idea of what to expect in terms of money, timelines, and the entire process is essential. So let’s make sure we stay on top of the process every step of the way.
